Schedule a time to sign your lease and complete all necessary paperwork. All parties must be present at signing. Rent begins on the day stated in the lease. All paperwork must be completed and rent must be paid prior to receiving keys. Refer to your lease for all terms and conditions.
Call utility companies to ensure service is in your name and active for your move in date. Heat is Not included at all locations, so there may be a need to set up oil or gas service. A separate agreement is required for dish installation. Any and all damages caused by representatives of utilities are the sole responsibility of the tenant. A move out inspection is required and should be scheduled in your written notice. This must be scheduled during daylight hours. While it’s not mandatory, we encourage you to be present for your apartment’s inspection. Prior to inspection please be sure to empty the entire apartment. If items remain other than customary and designated as trash; the tenant will be charged $30 per man hour for removal, $25 per pick-up load to the dump as well as $20 per day for any and all storage as required by law.
Ensure the return of your security deposit by making sure that your apartment is clean and free of damage when you move out. If there is damage, let us know the specifics, so we can guide you in deciding how to handle it, so that you don’t unwittingly do more damage in making hasty repairs. Normal wear and tear is to be expected, and will not effect your security deposit.
All apartment keys, mailbox keys must be turned in at completion of inspection. Failure to return keys can result in charges and assessments against your security deposit.
Call Utilities for final bills. Notification of the utility companies is required so the tenant’s name is removed from the account and the arrangements for final payments are made. Be sure the final date given is correct or additional fees may be charged.
Please remember to forward your mail. Fill out a change of address form or go to www.usps.com so that your mail may be forwarded.

A letter from the President:
Residents and potential residents,
All Great Falls Development Group buildings are smoke-free buildings and smoking is not permitted within the apartments or within any of the hallways. Residents and guests are permitted to smoke on the porches, in the yard, or anywhere that is outside of the building’s interior.
We ask that residents and guests please use common sense and safety when smoking. It is of little use to prohibit smoking inside the apartment, if people are smoking immediately outside an open window or door. If you or your guests are smoking on a porch, please make sure that the door is shut and that smoke is not going into your apartment through an open window. Not only does this defeat the purpose of the no smoking policy, but it is also discourteous to your neighbors if cigarette smoke is wafting into a common hallway through an open door.
Most importantly, please use caution and care in disposing of cigarette butts. Not only are they unsightly when scattered about, but coffee cans and buckets containing cigarette butts are a very common cause of fires in apartment buildings. Please use great care to ensure that such receptacles are properly cleaned and contain sufficient moisture to prevent any smoldering.
We certainly hope that you are getting outside to get plenty of fresh air and enjoy the warmer weather.
